Why small industrial space is so hard to find
This is a supply problem, not a search problem.
- New construction does not build small. Industrial development economics favor large footprints. Almost no new small-suite industrial gets built, so the inventory is largely existing multi-tenant stock.
- Listing platforms are built around large space. Filter an aggregator down to 2,000 square feet and the results thin out fast. Small suites also get marketed inconsistently, because the commission on a small lease does not justify a large marketing spend.
- Small suites lease quietly. When a 2,500 SF suite opens in a well-run park, it often fills from a waitlist, a tenant already in the building expanding, or a direct inquiry. It may never reach a listing site.
- The practical move: go direct to owners and managers of multi-tenant parks, and get on the list before you need the space.
What each small size range actually supports
- Under 1,500 SF. One drive-in door, small office or restroom, a few racking runs or a couple of vehicles. Solo trades, storage, small e-commerce, workshops.
- 1,500 to 3,000 SF. The most requested and most competitive band. A small office plus real open shop area, several racking runs, two or three vehicles inside, staging at the door. Established contractors, growing e-commerce, small assembly, service businesses with vehicles.
- 3,000 to 5,000 SF. A genuine office component, organized racking with proper aisles, multiple vehicles, dedicated inbound and outbound staging. Contractors with crews, light manufacturers, machine shops, distributors with will-call.

Where to find small-bay space in Metro Detroit
- Rankin Business Park, Troy. 28 suites in a 125,000+ SF park, from 1,287 SF, with 16'–18' clear height and 14' grade-level doors. Select suites have dock-high loading, which is genuinely rare at this size. From $11.95/SF/YR modified gross. See Troy space.
- Z Novi Commons, Novi. Heated flex suites from 1,475 SF with 15' ceilings, 10' drive-in doors at the rear, a glass storefront, roughly 20 percent finished office, 24/7 access and free overnight company vehicle parking. From $17/SF/YR MG. See Novi space.
- Northville Research Center. Small-bay industrial, flex and office from 1,600 SF, 16' clear, 12' drive-in doors, retail-style storefronts on Seven Mile. Northville has almost no small-bay stock, which is precisely why these move. From $20/SF/YR MG. See Northville space.
Two things that matter more than square footage in a small suite
- Clear height. In a small footprint, vertical space is the cheapest capacity you can buy. A suite with enough clear height to rack four levels instead of two does the work of a much larger one. Rankin runs 16'–18', Northville 16', Novi 15'. See Clear Height Explained.
- Door placement. In a large building a badly placed door is an annoyance. In 2,000 square feet it can make the suite unusable. Look at where the door sits relative to the floor you need to keep clear, not just whether there is a door.
What to expect in a small-suite lease
- Three to five year term is standard. Shorter terms are occasionally considered on as-is suites and usually price higher, because landlords price flexibility.
- A personal guaranty is normal for smaller businesses. The terms are more negotiable than most tenants realize, including caps on exposure.
Modified gross across all three properties, so you get a predictable monthly number rather than a year-end reconciliation. See Triple Net vs Modified Gross vs Gross.
- Tenant improvement contribution scales with term. A three-year deal on 2,000 SF supports less landlord buildout than a five-year deal.
Frequently asked questions
What is the smallest warehouse space I can rent in Metro Detroit?
Suites start at 1,287 SF at Rankin Business Park in Troy. Below roughly 1,000 SF, self-storage or a flex-industrial condo is usually more realistic.
Is small warehouse space more expensive per square foot?
Generally yes. Fixed costs per suite (doors, restrooms, HVAC, management, leasing) spread across fewer square feet.
Can I rent warehouse space month to month?
Not in professionally managed industrial parks. Three to five years is the norm here.
Do I need a certificate of occupancy?
Often, depending on the municipality and whether your use differs from the prior tenant's. Do not assume you can move in on signature. See Certificate of Occupancy for Industrial Tenants in Michigan.
Will my business be permitted?
Zoning and the lease use clause are separate questions and both have to be yes. All three properties are zoned light industrial. See Michigan Industrial Zoning.
