Under 1,500 SF
Fits: one drive-in door, a small office or restroom, basic power, a few racking runs or a couple of vehicles. Best for: solo trades, small e-commerce, equipment and inventory storage, private workshops, vehicle storage. Watch for: door placement relative to usable floor, and whether the restroom and office eat space you assumed was open. Available at: Rankin Business Park, Troy, from 1,287 SF.
See Small Warehouse Space for Rent.
1,500 to 3,000 SF
Fits: a small office plus real open shop area, several racking runs, two or three vehicles inside, a staging zone at the door. Best for: established contractors, growing e-commerce, small assembly, service businesses with vehicles, regional distributors. Watch for: the tightest supply band in Southeast Michigan. Suites lease fast and often before listing. Get on a list early. Available at: all three properties.
3,000 to 5,000 SF
Fits: a genuine office or showroom component, organized racking with proper aisles, multiple vehicles or equipment, dedicated inbound and outbound staging. Best for: contractors with crews, light manufacturers, machine shops, R&D firms, distributors with will-call. Watch for: the point where clear height and power constrain you more than square footage does. Available at: Rankin, Troy and Northville Research Center.
5,000 to 10,000 SF
Fits: multiple functional zones, substantial racking, a full office suite, larger equipment, higher throughput. Best for: established manufacturers, regional distributors, fulfillment operations, multi-crew contractors. Watch for: loading configuration becomes decisive. If semi-trailers deliver, you need dock-high, which at our properties means Rankin. Available at: Rankin Business Park, Troy.
Three things that matter more than square footage
Clear height determines how much of your requirement goes vertical instead of horizontal. Doubling usable stacking height can roughly halve the floor area you need. Rankin runs 16'–18', Northville 16', Novi 15'. See Clear Height Explained.
Power either supports your equipment or it does not, and upgrading service is slow and expensive. Get voltage and amperage off the equipment plate before you tour.
Loading is set by how freight arrives, and no amount of interior square footage fixes the wrong door type. Rankin has 14' grade-level doors and select dock-high, Northville 12' grade-level, Novi 10' grade-level at the rear. See Loading Docks, Drive-In Doors, and Truck Courts.
Frequently asked questions
How many square feet do I need for 100 pallets?
On the floor at one level, roughly 1,330 SF of pure pallet footprint before aisles, staging or office. Plan on meaningfully more than double that in practice. Racked three levels high, the footprint requirement drops to around a third.
Should I lease more space than I need?
It depends on the spread between the extra rent and the cost of relocating mid-term. In a multi-tenant park, an expansion option or right of first refusal on an adjacent suite often beats both over-leasing and under-leasing. Ask at letter of intent stage.
Is rentable square footage the same as usable?
Not always. Ask which figure a listing uses and whether a load factor is applied. On a small suite the difference is proportionally significant.
Can suites be combined?
At Rankin, adjacent suites can sometimes be combined depending on availability and building conditions. Ask if you need more than a single listed suite provides.
