Northville, Plymouth and Livonia Industrial Space Compared

These three western Wayne County communities sit minutes apart and offer very different industrial inventory. Livonia has the deepest industrial stock and the widest range of sizes. Plymouth offers a mix of industrial and flex with a strong downtown commercial character. Northville has almost no small-bay industrial stock at all, which is why suites there are scarce, command a premium, and move quickly. Choose on inventory availability and workforce location rather than on rate alone.

Livonia

The deepest industrial inventory of the three, with a long manufacturing and distribution history, a broad range of building sizes and good access via I-96, I-275 and M-14.

If you need volume, a range of options, or a larger footprint, Livonia gives you the most to look at. The trade is that it is a working industrial market rather than a professional address, which matters only if your business depends on a visitor's impression.

Plymouth

A mix of industrial, flex and commercial with a strong downtown character. Good access to M-14 and I-275. Suits businesses wanting an industrial or flex base with a more polished community context.

Small-bay industrial inventory is more limited than Livonia and generally prices above it.

Northville

The scarcity market, and the point of the comparison.

Northville is not an industrial community. It is a professional and residential one with a small amount of light industrial stock and effectively no new supply coming. A contractor, service company or light manufacturer who wants to be in Northville, or wants staff living in Northville, Novi, Plymouth and Livonia to have a short commute, has very few options.

Northville Commerce Center offers small-bay industrial, flex and office from 1,278 to 5,800 SF with 16-foot clear heights, 12-foot grade-level overhead doors and retail-style storefronts facing Seven Mile, at $20/SF/YR modified gross, with I-275, I-96 and M-14 access.

That rate sits above what you would pay in an established industrial corridor, and the reason is scarcity plus frontage rather than a better warehouse. For a business that takes appointments, recruits skilled staff or wants a credible address, that can be worth it. For an operation that never sees a visitor, it is not, and Rankin Business Park in Troy at $11.95/SF/YR MG is the better economics.

How to choose

Choose Livonia if you need the widest range of inventory, a larger footprint, or the lowest cost among the three.

Choose Plymouth if you want a middle position on both inventory and character.

Choose Northville if you need small-bay space with a professional storefront in a submarket that barely has any, or your workforce is concentrated in Northville, Novi, Plymouth and western Wayne.

What matters more than the city line here

These three are minutes apart. Drive time between them is small enough that for most businesses the city name matters less than four other things: whether the suite has the door and clear height you need, whether the electrical service supports your equipment, whether your use is permitted under that municipality's zoning, and where your staff actually live.

Work those out first and the submarket choice usually makes itself. See How to Lease Industrial Space in Michigan.
